* Guest must be 21+ years old to book the house and the person who book the house must be one of the occupant. * Pets are 100$ flat fee per pet per stay , please notify me in advance * Maximum 7 cars allowed on the premises. 4 cars included in the price. If you have more then 4 you need to pay $10 per car * Any guest above 6 years of age needs a community registration. HOA provides 10 community registration for free, For Additional renters HOA is charging $5 extra per guest for entire stay. * Quiet hours are from 10:00PM to 7:00AM and are consistent with the Township noise ordinance. It is a quiet community, most of our neighbors live here full time. The Security and Police station on the next block. NO LOUD MUSIC 24/7. NO MUSIC OUTSIDE AFTER 10PM. * Security team verifies the number of people arrived via cameras. * 24/7 Outside Security Cameras and Community Security Service monitoring all around the property. Footage is used if any reports made or issues found during or after stay. * No Party Allowed * No smoking inside the house * No illegal substances allowed on the premises. * No fireworks * No Firearms or any kind of weapons allowed in the house or premises. * No unregistered guests allowed. * Please do your dishes. * If book the house you agree on all rules and rules defined by community, you will be liable * No ATV * You need to submit everyone’s name, age, contact number and email * Need to provide car numbers and details. Max car limit is 7 * Cleaning fee includes basic cleaning , extra heavy dirt left behind will be extra fee (dishes, food , dirty walls , furniture etc.) * If unreported pets will be detected after the stay 600$ charge will apply. * The house fits a max of 18 guests . If more guests than 18 people are detected a fine of 300$ /day per extra guest will apply . * Put everything on its place after you use it ( pool table , table tennis, badminton, darts, furniture , cards etc) * When you check out , please close all the windows and doors. Turn off all the light and water, AC, Heat etc. Check that range and grill are turned off * Do not drain a hot tub after the use or 100$ charge apply * Put the hot tub on 85 degrees when you leave . * Fireplace- Please make sure to never leave a fire unattended. Fireplace operate on propane only. Do not throw any logs, matches or anything else into the fireplace. Please follow community rules. Some of them are listed here for your ref. * Speed Limit is 25 mph in the community, with 15 mph at selected areas, as posted. * Renters are provided with amenity wristbands and vehicle tags. Wristbands must be worn at amenities. * Anyone over the age of 16 must have a Pennsylvania Fishing License and amenity badge to fish in our lake or will be asked to leave. * While walking your pets, you must clean up after them. Citations will be issued if you do not comply.

Guest will have access to entire house. Big gravel driveway that can accommodate 7 cars. 4 cars are included in the price. 3 more can be added with $10 extra per car. Any guest above 6 years of age needs a community badge. We will provide 10 community amenities badges. If total number of guests are more than 10, renters have to pay $5 extra per badge even if guest not interested to use community amenities.
